EasyClean Somerset, Niall Maher trading as EasyClean Somerset (“we”, “us”, “our”), of 33 Ivy Walk, Midsomer Norton, BA3 2EE, provides mobile carpet, upholstery, mattress and rug cleaning services across Bath, Bristol & mid Somerset. These terms apply to every booking made through easycleansomerset.co.uk, by WhatsApp, or by phone.
1. Booking and confirmation
A booking is confirmed once you receive a confirmation email and reference number, whether made through the website’s instant booking flow or arranged directly with us. Please check the confirmation details (date, time, items, address) and let us know straight away if anything is wrong.
2. Pricing and payment
Prices are fixed and shown on the website’s price list at the time of booking; the total agreed at booking is the total due, unless the scope of work changes on the day (see section 3). We are not VAT-registered, so no VAT is added to any price.
For homeowners and tenants, payment is due on completion of the work, by cash or bank transfer, as selected at booking.
For landlords and letting agents booking through our landlord and letting agent page, we email an invoice once the work is complete. Payment is due by bank transfer within 14 days of the invoice date, using the invoice number as the payment reference.
We do not take payment in advance for standard bookings.
3. On the day — access and preparation
To carry out the work, we need:
- Power: a working mains socket within reach of a 25-metre extension lead.
- Water: a cold water tap we can connect a hose to, for on-site filling.
- Access: a clear path to the room(s) being cleaned, and parking reasonably close to the property.
- Someone present (you, or another adult you’ve authorised) at the start of the appointment to confirm the job and at the end to review the work, unless you’re a landlord or letting agent who has chosen to arrange access with us instead (see below).
Landlords and letting agents arranging access: instead of naming someone to be present, you can choose at booking to arrange access with us. You must get in touch at least 24 hours before the appointment to tell us how we’ll get in, for example keys to collect, a lockbox code or the tenant’s details. We’ll leave the property secure and return any keys as agreed. If access hasn’t been arranged, or the arrangement doesn’t work on the day, the call-out fee in section 5 applies.
Please clear small items, toys and breakables from the areas being cleaned before we arrive — our full pre-visit checklist is in your booking confirmation email.
If the scope on the day is materially larger than booked (extra rooms, items not selected at booking, an unusually soiled item), we’ll tell you the revised price before starting the extra work — we won’t charge for anything you haven’t agreed to.
If we can’t gain safe access or the required power/water isn’t available through no fault of ours, the call-out fee described in section 5 applies, since the appointment slot has still been reserved and travelled to.
4. Rugs and delicate items
Wool, silk, antique, or heavily fringed rugs carry a real risk of shrinkage or colour bleed from wet cleaning. Where a rug like this is booked without being assessed from photos first, we’ll flag this before starting and may recommend against proceeding rather than risk damage — see section 8 for how this interacts with our guarantee.
5. Cancellation and rescheduling
- 24 hours’ notice or more: no charge, and you can rearrange to another available slot free of charge.
- Less than 24 hours’ notice, or no access on arrival (including where access a landlord or agent arranged doesn’t work on the day): a £25 cancellation/call-out fee applies, since the slot was reserved and, where relevant, we’ve already travelled to you.
To cancel or reschedule, message us on WhatsApp or reply to your confirmation email as early as possible.
If you’re a consumer, you also have a legal right to cancel within 14 days of booking (see section 11). This section 5 is our own policy for rearranging and late notice. It doesn’t take away that right.
6. Our re-clean guarantee
If you, or a letting/managing agent inspecting on your behalf, aren’t satisfied with the carpets, upholstery, mattresses or rugs we’ve cleaned, we’ll come back and put it right, free of charge — provided:
- You let us know within 7 days of the cleaning being completed, in writing, by WhatsApp message or email (see section 13 for contact details);
- You describe what’s still unsatisfactory, ideally with a photo; and
- You give us reasonable access to return and re-clean the specific area raised.
The remedy under this guarantee is a free re-clean of the affected area. It doesn’t include a refund, except where required by law.
7. Inspection on completion
Please take a moment to look over the work with us before we leave, so anything that needs attention can be addressed on the spot.
If no one is present when we finish (for example where a landlord or agent has arranged access), we’ll send a link so the work can be checked and confirmed as complete. The 7-day period in section 6 still runs from the day the cleaning was completed.
8. What our guarantee doesn’t cover
Cleaning can improve but can’t always fully reverse the condition of a carpet, rug, mattress or piece of upholstery. We aren’t responsible for, and our guarantee doesn’t cover:
- Pre-existing staining, damage, or wear that cleaning cannot be expected to fully remove — we’ll point these out before starting work wherever we notice them;
- Colour bleed, shrinkage, or pile/backing damage on delicate, natural-fibre, or already loosely-fitted carpets and rugs (see section 4);
- Odours coming from a source other than the item cleaned (e.g. ventilation, pets, damp elsewhere in the property);
- Damage caused by furniture or belongings being placed back on a carpet or rug before it’s fully dry — we’ll tell you the expected drying time before we leave;
- Faults that only become visible once soiling is removed (e.g. old wear patterns, previously hidden marks).
9. Liability and insurance
We carry public liability insurance. Where the law allows it, our total liability for a single booking is limited to the price paid for that booking, except for liability that cannot legally be limited or excluded (such as death or personal injury caused by our negligence). Nothing in these terms affects your statutory rights as a consumer.
10. Cancelling by us
Occasionally we may need to reschedule or cancel an appointment (illness, vehicle issues, extreme weather). Where this happens, we’ll let you know as early as possible and offer the next available slot; you won’t be charged for an appointment we’ve cancelled.
11. Your right to cancel (Consumer Contracts Regulations 2013)
If you book as a consumer, online, by phone or by message, you can cancel within 14 days without giving a reason. The 14 days start the day after you book. This doesn’t apply to bookings made for a business, such as by a letting agent.
To cancel, tell us before the 14 days end: by WhatsApp or email (see section 13), or by post to 33 Ivy Walk, Midsomer Norton, BA3 2EE. You can use the cancellation form in your confirmation email, but you don’t have to.
If your clean is within the 14 days, we’ll ask you to confirm that you want us to do it early (on our website, you tick a box). If you then cancel:
- before we start: you pay nothing;
- after we’ve started but before we’ve finished: you pay for the work done up to when you told us;
- once the clean is complete: you can no longer cancel under these regulations.
You pay after the clean, so there’s normally nothing to refund. If you have paid anything for a booking you cancel, we’ll refund it within 14 days of you telling us, the same way you paid.
12. Your data
We collect the name, phone number, email, and address you provide at booking to arrange and carry out the cleaning, and to send you a confirmation and any messages about that booking. If you tick the marketing opt-in box at booking, we may also contact you about future offers or reminders — you can opt out at any time by telling us via WhatsApp or email. We don’t sell or share your details with third parties beyond what’s needed to deliver the service (e.g. sending your confirmation email). Our privacy and cookie notice explains in full what we collect, why, how long we keep it and your rights. If anything here isn’t clear, contact us using the details in section 13.

If anything about your booking or the work carried out falls short, please tell us:

We’ll acknowledge your message promptly and aim to resolve any issue, including under the guarantee in section 6, as quickly as we reasonably can.
14. Changes to these terms
We may update these terms from time to time, for example as the business grows or the law changes. The version shown on easycleansomerset.co.uk at the time of your booking is the one that applies to it.
15. Governing law
These terms are governed by the law of England and Wales, and any disputes will be handled by the courts of England and Wales.
16. Beat My Quote offer
Until 31 January 2027, if you have a genuine written quote from another local carpet cleaner for the same job, we’ll match it or beat it.
- How to claim: WhatsApp us the quote before you book. We’ll confirm the price in writing, then book you in.
- The quote must be genuine and dated: a screenshot, email or written estimate from an actual trading business.
- It must be for the same job: like-for-like items and rooms.
- The job must be within the area we cover for online booking.
